2024 Real Estate Closing Fees

Annual Assessments

DICA – $976 (prorated)

DIPA – $1,074 (prorated)

Nobel’s Point Dock Exclusive Amenity Fee – $250

Captain’s Island Exclusive Amenity Fee – $750

Lot Maintenance/Street Sweeping Fee

DICA and DIPA – $500 DIA to Buyer (Due at Closing-prorated)

DICA and DIPA – $500 Seller to Buyer (Due at Closing- prorated)

Community Enhancement Fees (Not prorated)

DICA (parcel N & O) = ¼% of Sales Price (not to exceed $7,640)

DICA (all others) = ½% of Sales Price (not to exceed $7,640)

DIPA = ½% of Sales Price (not to exceed $7,640)

    Captain’s Island ARB Fees

    Captain’s Island Initial Site Visit $300 (Due to the submission of Initial Captain’s Island Site Meeting Application)

    Captain’s Island ARB Fee- $3,000 (Due when plans are submitted to ARB)

    Additional ARB Review fee of $3,000 for reviews requested after 3rd revised conceptual review

    Captain’s Island Dock Review Fee – $1,000 (Due when plans are submitted to ARB)

    Builder Construction Deposits

        The Retreat New Construction ARB Fees and Deposits

        Initial Site Visit Fee: $300
        Due at the time of submission of the Initial Site Meeting Application for The Retreat.

        New Construction Review Fee: $5,000
        Due at the time of submission, prior to the ARB meeting. An additional review fee of $5,000 is required for reviews requested after the 3rd revised conceptual design review.

        Landscape and Grading Review Fee: $2,000
        Due at the time of submission.

        Dock Review Fee: $1,500
        Due at the time of submission.

        Homeowner Construction Deposit: $7,500
        Required to be paid by the owner. Due prior to stamping plans for permitting.

        Builder Construction Deposit: $7,500
        Required to be paid by the builder. Due prior to stamping plans for permitting.

        Landscape and Grading Construction Deposit: $7,500
        Required to be paid by the owner. Due prior to stamping plans for permitting.

        Dock Construction Deposit: $5,000
        Required to be paid by the owner. Due prior to receiving final approval for the dock.
