Daniel Island Associations’ Board Elections!
This fall, elections will be held for all 3 of Daniel Island’s Association Board of Directors. Daniel Island Park (DIPA) and Daniel Island Town Association (DITA) will transition their Boards to property-owner-controlled Boards. Daniel Island Community Association (DICA) transitioned to a property owner-controlled Board in 2023.
Transition: What is it and what does it mean to me?
The creation of planned neighborhoods with community associations often begins with the real estate developer being in control of the associations’ Board of Directors. The main reason for this is because they are the ones who have acquired the land, planned the neighborhoods, designed the amenities, and managed the various stages of construction and other improvements. They have the ability to carry out the necessary duties to manage all common areas physically and financially.
Transition refers to changing an association’s Board of Directors structure from a developer-controlled Board to a property owner-elected Board. Usually, transition happens toward the end of development and is initiated when specific events (triggers) occur during the development of a community. The applicable triggers are stipulated in the governing documents (CC&Rs) for each association.
Daniel Island Park Association (DIPA) and Daniel Island Town Association (DITA) will transition on January 1st, 2026. In 2023, Daniel Island Community Association (DICA) fully transitioned from a developer-controlled Board to a property owner-controlled Board.
Transition means that property owners elect their own association’s Board Members and that the new Board Members become responsible for upholding the Covenants, Conditions and Restrictions (CC&Rs), preparing and approving budgets, maintaining and/or enhancing common areas and amenities, to name a few of their responsibilities. It is an important step which allows the property owners control over their associations. The Board of Directors ensures a consistent standard of living to maintain the property values of each property.
The Property Owners’ Association (POA) will continue to manage the properties and will support all the newly elected Board Members.
Elections
All three of Daniel Islands’ associations (DICA, DIPA, and DITA) will have elections this year, starting in October.
